RESUBMITTED plans for four homes on grassland near to an already-constructed development have been given the go-ahead.

An outline planning application was sent to town hall planners for the homes on land adjacent to a property on Sandstone Close, Rainhill.

Some matters in the application were reserved except for access, appearance, layout and scale and plans were a resubmission of an earlier application.

Planning agents msa Architects sent in the plans on behalf of the applicant in November.

A planning officer's report states: "The application site relates to land currently used as outdoor amenity space in association with (an) existing dwelling.

"The application site is comprised primarily of grassland and is bounded by timber fencing and low stone boundary walls with mature hedging".

It was added the location "has previous consent for the erection of four dwellings on the land, as part of a wider planning approval for 51 dwellings".

It adds that 42 of these houses were constructed but this did not include the four approved for this site.

There were some objections to the plans including claims the proposal is "too close to Root Protection Areas of protected trees and may cause damage to these during construction" and "too close to neighbouring boundary and results in direct overlooking".

However, in the report, case officer Kim Vo said: "It is considered that the proposed dwellings would be compatible with the surrounding street scene and would have an acceptable visual impact in terms of appearance, layout and scale."

It was added "the proposed development would have an acceptable impact on the amenity of the occupiers of the existing residential properties surrounding the application site, and the future occupiers of the proposed dwellings."

Planning permission was granted.
