PLANS to create warehouses on a derelict site have been granted permission.

Plans for a proposed distribution development consisting of a proposed of two buildings, comprising 16 units, with access, associated infrastructure and landscaping, on land off Navigation Road, Pocket Nook, were submitted earlier in the year.

A design and access statement was prepared by Studio KMA, on behalf of Bracken House Properties.

This said: The application site is located firmly within an established industrial/ commercial area”.

It adds: “This development proposal facilitates the provision of new high quality warehouse/distribution accommodation within St Helens and the wider borough, and would make a positive contribution to the character of the local area.

“We have demonstrated within this Design and Access Statement that the proposed development is appropriate in terms of the character and setting of the area”.

The applicants had previously won permission last year for three industrial buildings on the site, where a demolished a former gas holder was situated but sent in the new proposals for the vacant site.

Planning officer Daley Parsonage recommended the latest proposals for approval in a report.

It said: "The proposed development seeks to provide industrial units on a previously developed site within the urban area.

"Although not allocated given the surrounding land uses the principle of an industrial development is considered acceptable."

The application was given the green light.
