PLANS have been drawn up seeking permission to build 45 homes on a site of "predominantly vacant and grassed" land.

Proposals, which have been sent to the council, seek to create properties on land at Manor Street in Peasley Cross.

A design and access statement, submitted by applicants Westchurch Homes said: "The site comprises a brownfield triangular parcel of land measuring 2.28 acres/ 0.92ha off Manor Street, St Helens – the site formed part of the former Peasley Cross Station.

"The site is in a sustainable location due to the surrounding public transport links and road infrastructure".

It says the site is "predominantly vacant and grassed, with the exception of buildings located to the north of the boundary associated with Airtec Filtration". The statement adds: "These buildings are no longer fit for purpose and therefore alternative uses are sought as part of this application".

It adds: "The application proposes 100% affordable housing.

"The proposed development will secure 45 new affordable properties in a sustainable location by developing a brownfield site within the urban core of St Helens.

"The proposal offers an opportunity to reuse an underutilised parcel of land in an area suited for residential development. The design of the scheme ensures a legible and cohesive development is brought forward".

All properties would be two to 2.5 storeys in height and there would be 12 one-bed properties; 12 two-bed properties and 21 three-bed properties.

The statement concludes: "Through delivery of a more varied housing mix with a focus on affordable housing, the site can accommodate a more efficient layout which meets local needs and contributes to the overall spatial strategy in St Helens".

The plans are on standard consultation to the public until Monday, February 7 and a determination deadline has been set for April 14.
