PLANS to build 17 homes have been given permission provided the development consists of at least 30 per cent affordable housing.

Proposals submitted to the council sought to create 17 houses on and next to 243 Leach Lane in Sutton Leach.

Taurus Design Services drew up plans on behalf of applicant Mr P Edwards.

A design and access statement said: "The site is currently vacant and was previously residential with a small holding to the rear.

"The proposed use will be residential across the whole of the site".

Plans said there will be five house types in the proposed development. These would be six 2,5-storey semi-detached houses; one 2.5-storey detached house; four bungalows; four two-storey semi-detached houses; and two two-storey detached homes.

Proposals added there would be a new 5.5m access road running the length of the site.

The plans have been granted approval by St Helens Council providing certain conditions are met.

A report by case officer Daley Parsonage said: "The development hereby approved shall comprise of not less than 30 per cent affordable housing, and shall not commence until a scheme for the provision of the affordable housing has been submitted to and approved in writing by the local planning authority".
