A DEVELOPER is calling for start-ups and independent businesses to locate to a retail parade.

Luxor Group has bought Barrow House, on the corner of Claughton Street and Barrow Street, in St Helens town centre.

The luxury developer plans to transform the St Helens retail parade into Luxor Plaza, a thriving hub for fledgling businesses.

Barrow House consists of three large glass double fronted ground floor retail units, a café linked to a shopping arcade, and basement leisure space totalling 10,000 sq ft. Luxor is working closely with St Helens Council to establish possible uses for the upper floors.

It is hoping to entice potential tenants to the units with massive savings and offers to help get their new venture afloat.

This includes incentives such as flexible tenancies, access to shop fitters and signage, assistance with marketing and rent free periods.

Prior to marketing, Luxor has received strong levels of interest with two applicants coming forward to launch new ventures.

Managing director of Luxor Group, Paul Nicholson said: “The acquisition of Barrow House is a great addition to our portfolio in St Helens and our wider commercial property holdings across the Liverpool City Region. We understand how difficult it can be in the initial stages of setting up a business.

“We want to offer incentives for aspiring retailers to help them find their feet and get their business running smoothly. With massive regeneration plans afoot in St Helens, now is a great time for businesses to benefit from the changing landscape of the town centre.”

Mr Nicholson, who is also working on the £1m conversion of the former Tyrers department store and the conversion of Claughton House into 18 residential units, added: “We want to hear from new businesses or existing small businesses who are looking to expand to be a part of Luxor Plaza.

“With our investment across the road at Luxor House, formerly Claughton House and the expansion of retailer ODs this area promises to be an exciting area with solid levels of footfall.”

Mr Nicholson is due to discuss his plans at a St Helens Chamber networking event today.
